The product

Marnstone is the whole website a boutique estate agency needs, not the front page of one. Nine properties across sale, rent and new developments each get a detail page with a cinematic gallery, an accommodation schedule with room dimensions, an orientation dial, travel times and a sticky advisor rail — and they all come from a single data file, so adding a tenth property updates the search, the comparison table, the location pages, the advisor pages, the related-property links, the sitemap and the structured data at the same time. The search is the part most property templates fake. This one switches market first, then filters on location, property type, bedrooms, bathrooms, price band, interior size, a keyword and 25 feature chips, in grid or list view, across five sort orders, with a live result count, dismissible filter chips, a real empty state and a mobile filter drawer. Saving a property persists in the visitor's browser and shows a count in the header; comparison lines three of them up across fourteen attributes. Every photograph is original. Each property was modelled once in 3D and rendered from several cameras, so the exterior, the living room and the bedroom of one listing genuinely are one building — something no stock library can give you, and nothing to license or attribute. Built in Next.js 16, React 19 and TypeScript and exported as static HTML: no database, no API keys, no server and no monthly platform fee. Rebranding is centralised — identity and SEO in config/brand.ts, colour and type as CSS custom properties, typefaces in two lines of the layout, and every property, location, advisor, service and article a typed record in data/. A scripted rebrand trial that changed the name, both accent colours, the display face, the mark, the browser storage keys and one property record touched six files and rebuilt in nine seconds.

Designed as a credible product experience—not a set of disconnected sections. Every layout is ready to adapt while preserving the logic that makes it feel intentional.
